Shadow Dancer Estates Corporation was founded in 2004 by developers Merrill Weight and Michael Kibbie. The development consists of 29 view lots varying from 2‐5 acres and is mostly on forested slopes ‐ some dense with pine and aspen trees. It is bounded by public lands to the east and private lands including the Trail Ridge Subdivision to the west. It is populated with large homes of premiere class construction.

Shadow Dancer Estates operates and maintains its own pressurized water system, which is supplied by a 189,900‐gallon tank shared with the Trail Ridge Subdivision and the Salt River Cove Development. The roads are maintained seasonally by the Shadow Dancer Estates Owners Association ‐ Trail Ridge Road and Upper Ridge Road, being the primary arteries. The association holds membership meetings in the Spring and early Fall and has an annual summer event as well.

Summers at Shadow Dancer Estates consist of warm summer days and cool evenings. With its west facing slopes the sunsets are spectacular and splendid for relaxation on the deck after a full day of recreation. Nestled among the aspen trees, homes in Shadow Dancer Estates are serenaded throughout the day by the quaking of leaves and a sonorous melody of song birds.
